Are you actually based in Richmond?
Yes. The studio is here, not downtown. We drive the same roads you do and know which offices to call. Most Richmond lots are a short drive away, so seeing your land is easy.
Is my lot in the city, the ETJ, or unincorporated county?
It matters, and the answer changes street to street around Richmond. City limits, extraterritorial jurisdiction and plain county land each send you to a different office. Call the city with your address before you assume.
Do you only design new homes, or remodels and additions too?
All three. New builds on acreage, additions, and full remodels.
What does it cost per square foot to build in Richmond?
Plan on $175 to $300 per square foot. Acreage builds sit toward the top of that — a long driveway, a septic system and a foundation all have to be paid for.
How do architects charge for design?
Percentage of construction cost, a flat fee, or hourly. Those are the three you will run into. Your scope decides which one makes sense.
My land has no city water or sewer. What now?
Then you are on a well and a septic system. Septic is its own county permit and the soil has to pass. Start that early — it can move where the house sits on the lot.
Is my property in the Brazos floodplain?
Plenty of Richmond land is. Your flood zone sets the finished floor elevation, and that shapes the whole design.
Do I need a survey and a geotechnical report?
Yes for a new build. A survey pins your boundaries and easements, and on acreage it often turns up ones nobody mentioned. The geotech reads your soil so the foundation gets sized for it.
Can I add a shop, barn or guest house later?
Usually, and it is far cheaper to plan for it now. Deed restrictions and your jurisdiction set the limits on size and placement. We site the house so the second building still fits.
Do you handle the structural and MEP engineering?
Yes, with our consulting engineers. One coordinated set of drawings means your trades are not solving conflicts out in the field.
Can you work with a builder I have already chosen?
Yes. Bring them in early if you can. Catching a price problem while it is still a drawing costs a fraction of fixing it after bids.
How long does the design take?
Scope and approvals decide it. A remodel in town is quick. Acreage with septic and floodplain review is not. You get a preliminary schedule after our first meeting.
