Where your land sits changes the house
Wind and water get worse the closer you build to the Gulf. So a house at the south end is designed for storms: rated windows, a simple roof shape, and a floor raised above the flood level.
Up around Pearland and Manvel you are far enough inland that none of that is required. A normal slab house works there, and the money goes into the house instead.

Frequently asked questions
Why does the same county have such different requirements?
Distance from the coast. Wind speeds used for design climb as you go south, and the flood maps change with them, so a house in Alvin is not detailed like one near Surfside.
What is windstorm certification, and do I need it?
It is an inspection that confirms the house was built to the wind requirements, and insurers ask for it in the coastal part of the county. We design so it can be met.
How does wind design actually change my house?
Mostly in the parts you do not see. Connections, sheathing, roof shape and how windows and doors are rated. A simpler roof form usually costs less to make work.
How high will I have to build?
Your flood zone answers that, and it varies a lot across the county. We check the map for your parcel early, because the height affects the stairs, the porch and the drive.
Is insurance really worth thinking about at design stage?
Yes, more here than anywhere else we work. Roof shape, openings and elevation all affect what you pay for decades. Decide those with it in mind, not after.
Who permits my build?
A city if you are inside one, Brazoria County if you are not. Both look at floodplain, and near the coast the wind requirements come into it as well.
Do the northern subdivisions have design committees?
Many do, especially around Pearland and Manvel. They review elevations and materials, so we prepare that submittal alongside the permit set rather than after it.
What is the ground like down here?
Coastal plain — soft, wet in places, and it changes across a single tract. The soil report tells the engineer what the foundation has to do, so we get it done early.
Can I still have a lot of glass facing the water?
Yes, with rated units and the structure to carry them. It costs more than a plain wall, so we spend the glass where the view actually is.
What is construction running per square foot?
Between $175 and $300. Coastal detailing, a raised foundation and rated openings all push a project up that range rather than down it.
How do you price your work?
Percentage of construction, flat fee, or hourly, whichever suits the job. You know the number before drawings start.
Do you take on rebuilds after storm damage?
Yes. A rebuild has to meet current requirements rather than the ones the old house was built to, and that is worth understanding before you commit.
