Long before a foundation is poured or a single material is ordered, the design settles how the house sits on its land, how daylight crosses it through the day, how much square footage you genuinely need, what the build is likely to cost, and what the house will cost to run for the next thirty years. Resolving those questions on paper is the least expensive work anyone will ever do on your project.
A stock plan begins with a drawing and asks your property to accommodate it. A custom design begins with the property — its slope, its trees, its drainage, its views, its orientation to the Texas sun — and with the specific way your household moves through a morning and an evening. The result is a house that could only have been built on that lot, for those people, rather than a template dropped onto a site it was never drawn for.
Every home is led and stamped by a licensed Texas architect (License #31455), and the same team carries it from the first walk of the land through permitting. That continuity matters more than it sounds: the reasoning behind an early decision is still in the room months later, when the detail that depends on it finally gets drawn.

Site and constraint analysis
Before anything is drawn we study the land: sun path, prevailing breezes, slope and drainage, mature trees worth keeping, setbacks, easements, deed restrictions and any HOA requirements. These constraints shape the design rather than surprise it later.
Programming and space planning
We work out what the house actually needs to contain and how those spaces should relate — which rooms carry daily traffic, which need quiet, where the household gathers, and how the plan should flex as your family changes over the years.
Concept and schematic design
The first real drawings: massing, floor plans and the fundamental relationship between the house and the outdoors. This is the cheapest moment to explore alternatives, and the stage where changing your mind costs a conversation rather than a change order.
Design development
The scheme is refined into a resolved building. Rooms take final dimensions, ceilings and rooflines are worked out, windows are sized and placed for daylight and heat, and the material palette is chosen for how it will weather here rather than how it photographs.
Construction documents
The permit-ready set a builder prices and builds from: dimensioned plans, exterior elevations, building sections, wall types, door and window schedules, and the details that decide whether the finished house matches the design.
Engineering coordination
Structural and MEP engineering are engaged with trusted consulting engineers and coordinated by the studio, so the architectural and engineering drawings agree with one another before anyone builds from them.
Permitting support
We prepare the package for submittal, confirm which authority actually holds jurisdiction over your property, and respond to review comments so the project keeps moving through approval.
How the design process works

Discovery and site study
We start with the land and with you. That means walking the property, understanding its orientation, drainage and vegetation, and confirming which jurisdiction controls it — a mailing address alone does not always tell you whether a city, a county, an extraterritorial jurisdiction or an HOA holds authority. In parallel we talk through how your household actually lives: who is home during the day, how you cook and host, what you own that needs storing, and what about your current home you would never repeat.

Schematic design
The first drawings put the house on the land. We test how the plan sits against the slope, where the main rooms should face, how the entry sequence works, and how indoor and outdoor space connect. Expect options rather than a single answer at this stage — comparing two real schemes teaches more about what you want than describing it ever could. Size and cost implications are discussed openly here, while changing direction is still nearly free.

Design development
The chosen scheme is resolved. Dimensions firm up, ceiling heights and rooflines are worked out, window sizes and placement are set for daylight and heat gain, and structural ideas are tested against the plan. Material and assembly decisions are made with performance in mind: what the envelope has to do in Houston humidity, how the roof sheds a heavy rainfall, and where moisture would otherwise find its way in.

Construction documents
Everything becomes buildable. Plans are dimensioned, sections are cut, details are drawn, and schedules for doors, windows and finishes are assembled. Engineering drawings are coordinated against the architectural set so conflicts surface on paper. A complete, internally consistent set is what lets a builder give you a price you can trust rather than a number padded for uncertainty.

Permitting
The package is submitted to the authority that actually governs your property, and we handle review comments as they come back. For unincorporated land this often means county engineering and fire-marshal review rather than a city building department, and knowing that in advance prevents a complete submittal being sent to the wrong office.

Why the design stage decides the project
The most expensive place to discover a problem is the job site. A framed wall in the wrong place, a beam that will not clear a window head, a mechanical run with nowhere to go — each is trivial on a drawing and costly once it exists in lumber. A complete, coordinated set of documents is the least glamorous protection an owner can buy, and the one that most reliably pays for itself.
Good documents also change the way you are priced. When a builder receives a vague set, the responsible response is to add contingency for everything left unclear. When the set is complete, bids land closer to one another and closer to reality, and comparing them becomes a real comparison rather than guesswork.
Design is also where performance is decided. Orientation, glazing area and placement, shading, insulation levels and air sealing are architectural decisions made long before an air conditioner is selected. A house planned around the Texas climate is quieter, more comfortable and less expensive to run than one relying on mechanical equipment to compensate for choices made without thinking about the sun.
Designing for Greater Houston
Designing here is not the same as designing anywhere else, and the differences are not cosmetic. Much of Harris and Fort Bend County sits on expansive clay that swells when wet and shrinks when dry, which makes foundation design and site drainage consequential in a way they simply are not on stable soils. A house can be beautifully composed and still be undermined by water that was never given somewhere to go.
The climate applies its own pressure. Long, humid summers mean the building envelope is working hard for most of the year, and the direction a wall of glass faces is the difference between a room that is pleasant in August and one nobody uses. West-facing glazing without shade is among the most reliable ways to make a beautiful room uncomfortable. Orientation, overhangs and glazing placement do more for comfort than equipment can, and they cost nothing extra when decided at the right moment.
Rainfall intensity matters too. Roof geometry, gutter and downspout capacity, grading away from the structure and where stormwater is directed are all design decisions, not afterthoughts to be resolved by a landscaper later. Adding to this, jurisdiction here is genuinely complicated: a property may fall under a city, a county, an extraterritorial jurisdiction, an HOA, or some combination, and the correct approval path is worth confirming before design assumptions harden rather than after a package has gone to the wrong office.
Common questions
How long does custom home design take?
It depends on the size and complexity of the house and on how quickly decisions are made, but a full custom home commonly takes several months from first site study through permit-ready documents. Difficult topography, floodplain considerations or demanding review authorities add time, and we would rather tell you that at the start than discover it late.
Do I need an architect, or is a drafter enough?
Both produce drawings, but the roles differ. A drafter typically documents an idea that already exists. An architect brings design leadership — how spaces function, how the building meets code and zoning, how the site constrains the plan, and how the whole thing performs over time. For a small, repeatable scope, drafting support may be appropriate. For a custom home, a difficult site, or any project where design and permitting decisions overlap, an architect is the safer answer.
Can you work from a plan I already have?
Often, yes. Plans are regularly adapted to a specific lot, brought up to current code, coordinated with engineering and developed into a permit-ready set. What matters is being honest early about whether adaptation or a fresh design is the better value, because heavily reworking a plan that fights your site can cost more than starting from the land.
How are architectural fees structured?
Fees are commonly expressed as a percentage of construction cost or as a fixed fee for a defined scope. Industry ranges frequently fall somewhere around eight to fifteen percent for full-service work, varying with complexity and how much construction-phase involvement is included. Scope and fee are put in writing before design begins, so you are never guessing what is covered.
What do I need before we can start?
At minimum: the property or a property under serious consideration, a realistic budget range, and a sense of how you want to live. A survey and any deed or HOA documents help enormously. If you have not bought land yet, involving us before you do can prevent an expensive mistake — not every beautiful lot is an easy build.
Do you design for energy efficiency and resilience?
Yes, and it is treated as an architectural question rather than an equipment question. Orientation, shading, glazing placement, envelope assemblies and moisture management are all decided in design. Will the drawings be enough to get a permit?

What happens after the drawings are finished?
Design does not have to end at the permit counter. Many owners continue with construction administration so the studio stays involved while the house is built, and some add owner representation to manage bidding and contractor oversight. Both are described on their own pages.
Can you look at a lot before I buy it?
Yes, and it is one of the most useful conversations available to you. Slope, drainage, floodplain status, soil, access, utilities, setbacks, deed restrictions and the controlling jurisdiction all affect what can be built and what it will cost. Two lots at the same price can carry very different site development costs, and that difference is far easier to discover before closing than after.
What is the difference between schematic design and construction documents?
Schematic design answers what the house is: its size, arrangement, and relationship to the site. Construction documents answer how it gets built: dimensions, assemblies, details, schedules and the coordinated engineering a builder needs in order to price and construct it. They are the same house at two very different levels of resolution, and the middle stage, design development, is what carries it from one to the other.
